For licensed mortgage brokers

Bring Us the File That Needs a Team Behind It.

Alternative, commercial, construction and private files across Atlantic Canada. You bring the client and the context. We bring a licensed team with residential and commercial depth, for the files that do not fit the first box.

Andrew Matheson is your first call. Once we are working a deal together, you can reach whoever is on it.

What we take on

The Files Worth a Second Team.

Some files need more hands, a different lender set, or a structure that takes time to build. That is where co-brokering with us helps.

Commercial

Purchases, refinances and equity take-outs on multi-unit, mixed-use, owner-occupied and investment property, including CMHC-insured multi-unit files. Commercial financing

Construction and Development

Land, construction draws and build-out financing for builders and smaller development projects. Builders and developers

Alternative Residential

Files that do not fit a bank’s box, such as self-employed or non-traditional income, reviewed across a broad range of lenders. Residential financing

Private Lending

One option we review alongside others, when a file needs a bridge or time to qualify, and always with a plan for the exit. Private lending

For a first look

What to Send Andrew.

A few lines is enough to tell whether it is a fit and who should be on it.

The Short Version of the File

  • The property: type and location.
  • The amount and the purpose: purchase, refinance, equity take-out or construction.
  • The borrower: individual, corporation or builder, and the income or rent story in a line or two.
  • The timing, and any deadline that matters.
  • What has been tried so far, and where it stalled.

Please Hold Back For Now

  • Social insurance numbers, credit reports and full applications. Please do not email them.
  • Once we agree to work together, Andrew sets up how documents are shared.

Licensed outside Atlantic Canada? If the property is in Nova Scotia, New Brunswick, or Newfoundland and Labrador, call Andrew. We will confirm how we can work together under each province’s rules.

Questions brokers ask

Before You Send Us a File.

What happens with my client relationship?

Andrew agrees with you, in writing, how the client relationship is handled before the file starts. We work the file with your client as the file needs, and keep you informed at each step.

How and when am I paid?

Compensation and timing are agreed with you before the file starts, and set out in writing. Andrew walks you through it.

How will I know where the file stands?

You will hear from us at each step without having to ask, and once we are working a deal together you can reach whoever is on it.

Do you only take hard files?

No. We work the full range, from straightforward residential to commercial and construction. Co-brokering tends to make the most sense where a file needs more hands or a different lender set.

I already co-broker with Expert Mortgage Group. What changes?

Your arrangement continues as it is, and Andrew Matheson leads the handoff to the team.

Who you would be working with

A Licensed Brokerage in Nova Scotia, New Brunswick, and Newfoundland and Labrador.

Thinking bigger than one file?

Or Build Your Whole Business Here.

If you are growing and want a team behind every deal, you do not have to hire assistants or build that team yourself first. Here, admin and file flow, lender write-ups, commercial structuring and marketing are already in place.

The team is paid for through your split, not a payroll you carry. As your book grows, the team grows behind you.

A confidential conversation. Talk it through with Andrew first. No pressure, and all inquiries are treated as confidential.

This is support and infrastructure, not a promise of deal flow or income. What you build with it is yours.

This page is for licensed mortgage professionals. It is general information, not financial, legal, or lending advice, and not an offer of financing. Co-brokerage arrangements and any compensation are agreed directly between the brokerages before a file starts, in line with the rules in each province. Private lending is one option to review and is not right for every file. All financing is subject to lender review, property review and supporting documentation.
