New name. New site. Same team.

TMG HarbourTown Is Now TMG AnchorPoint Mortgage.

Same company. Same brokers. Same licence. Same phone number. Your mortgage is unaffected, and there is nothing you need to do.

The full detail is directly below. After that, the reason we rebuilt the site: the tools we use on real files are now open to you, with no form and no email address.

For clients, partners and lenders

What Has Not Changed, and What Has.

The short version. This is a name change. TMG HarbourTown Mortgage Inc. is now TMG AnchorPoint Mortgage Inc. The same corporation, the same people, the same brokerage licence. Nothing was sold and no files moved anywhere.

What Has Not Changed

  • There is nothing you need to do. No forms, no signatures, no new account.
  • Any mortgage in place or in progress. Your lender, rate, term and payment are untouched, and the same people stay on your file.
  • The same brokers, under the same licence numbers. See the team.
  • Our brokerage licence, #3000145.
  • Our phone number, (902) 835-6420.
  • Our Halifax office, and the way we work with you.

What Has Changed

  • Our name, from TMG HarbourTown Mortgage Inc. to TMG AnchorPoint Mortgage Inc.
  • Our website, now tmganchorpoint.ca. Old links bring you here.
  • Our email addresses, now @tmganchorpoint.ca. Every old address still works and will keep working, so nothing you send goes missing. When you have a moment, please update your contacts to the new one.
  • The site itself, rebuilt around the tools and guides below.

About HarbourTown. HarbourTown Group has not changed its name. It is a construction and development company and it carries on exactly as before. We still work together, on shared clients and through HarbourTown Capital, where Blake Wilson remains a founding partner. The two businesses serve different markets, and each is now growing under a name of its own.

Why the name changed

A Name That Is Ours.

This team has carried three names, and each was chosen on purpose. The Blake Wilson Group when we started. TMG HarbourTown when we branded alongside the HarbourTown group, so clients had one combined team to deal with. And now a name we own outright.

Both businesses are still here and we still work together. They serve different clients, and each one grows better under a name of its own. That is the whole of it. Nothing went wrong and nothing changed hands.

I chose AnchorPoint because it says what we actually do. An anchor point is a fixed mark you set deliberately, before you need it, so you know where you are when conditions change. Financing is a sequence of those, never just one, and most of the value is in knowing where they all are before you reach them.

We map them at the start, and we are still here between them.

Every approval is a photograph of one moment. Your income then, that property then, those rates then. Then life keeps moving and the photograph goes out of date. What happens after that is the part we built this site around.

We map four sequences with clients: a household, an investor, a commercial owner, and a commercial project. Each one is set out point by point, from the first decision to the one most people forget is coming.

The reason we rebuilt the site

Run Your Own Numbers, Before You Talk to Anyone.

These are the tools we use on real files, and we have put them where you can reach them. Change the inputs. Push the down payment around, stretch the amortisation, see which lever actually moves the answer and which one barely matters. The calculators are open, with no form and no email address.

What a calculator cannot do is tell you what a lender will approve for you. That depends on your file, your property, your timing and which lender we take it to. Use these to get oriented and to test ideas, then call us for the real picture.

A Rate Board Updated Twice a Day.

Bank of Canada, Prime, Government of Canada and Canada Mortgage Bond yields, CORRA, and the rest of the curve, with years of history behind each one so you can see the direction rather than just today's number. If you want to understand why rates are doing what they are doing, this is the same board we watch.

These are benchmarks, not offers. What you are quoted depends on your file, your lender and your property.
